By performing a visual inspection you can tell if a roof is worn, peeling, cracked, old and most obviously leaking. If leaking is occurring but not yet noticeable, sometimes stains will appear on ceilings, indicating a roof leak.

Flat Roofs: There is a multitude of single ply type of roofing materials, such as BUR, Modified Bitumens, EPDM’s, TPO’s, and PVC’s, that are designed for low sloped or flat roofs.

Built-Up Roofs (BUR): A built-up roof is a more traditional hot tar roof that consists of multiple layers (three or more) of tar paper, hot tar, and gravel.

Modified Bitumen A (Rolled Roofing): Modified Bitumen A is an asphalt roofing material that is manufactured in rolls. The rolls can be applied in a single layer to produce a “membrane” or sometimes utilized in a built-up roof system.

EPDM (Ethylene Propylene Diene Monomer) Rubber Membrane: EPDM is an extremely durable synthetic rubber roofing membrane (ethylene propylene diene terpolymer) widely used in low-slope buildings in the United States and worldwide.

TPO (Thermoplastic Polyolefin) Membrane: TPO is newer technology utilizing plastic instead of rubber as membrane material. TPO is a membrane type of material installed in a similar fashion to EPDM.

PVC (vinyl) membrane roofing: Polyvinyl Chloride (PVC) membrane roofing is also known as vinyl roofing. The PVM membrane is heat-welded and the seams form a permanent, watertight bond that is stronger than the membrane itself. PVC resin is modified with plasticizers and UV stabilizers, and reinforced with fiberglass non-woven mats or polyester woven scrims, for use as a flexible roofing membrane.
